From their headquarters in Lakeland, Florida, they offer customers the option to buy a home in one of over 20 communities or build on their own lot in either Polk or Highlands County. Architecturally, their homes typically feature one-story ranches, craftsman, and cottage styles.
It is important to note Southern Homes’ primary focus is on community developments. As such, buyers interested in working with Southern Homes but building on a private lot must be located near one of their existing community projects. Also, Southern Homes is unable to accommodate custom floor plans. By offering a set number of pre-designed floor plans (19 on your lot models) though, Southern Homes is able to build and sell homes at a competitive price. In Highlands County, they have floor plans with a turn-key starting cost as low as $209,000 (not including land).
When working with Southern Homes to build a pre-designed floor plan on a private lot, it is worth noting that their quoted price is for a turn-key home, excluding site clearing and any desired upgrades. Depending on the chosen model, homes can come standard with stainless steel appliances, formica countertops, and all fixtures and fittings. While they are unable to accommodate full home customization, buyers are able to upgrade finish elements of their home to achieve a personalized house.
Logistically, Southern Homes can act as a turn-key builder.This means that they oversee the completion of all stages of the project, including laying a slab foundation and preparing a septic system. When first consulting with Southern Homes for an on your lot project, they will assess what level of site preparation is necessary and may require that buyers work with a third party contractor for some aspects of the project like site clearing and preparing utilities on the lot.
