United Dwelling is a prefab ADU designer and builder based in Los Angeles, California. They offer turn-key ADUs in 3 sizes with the option for either standard or premium finishes. In terms of design, their backyard ADUs feature a sleek modern style, with a pitched roof, glass doors, a small patio, and a mix of cedar and cement siding. Their ADUs are designed with sustainability in mind, with recessed LED lighting, Wi-Fi-controlled HVAC units, energy-efficient vinyl windows, electric appliances, and a solar hot water heater, and PV solar panels .
United Dwelling provides end-to-end services, handling the design, permitting, and on-site work themselves. After a brief site inspection, the ADU is built in their factory and can often be delivered in under 6 weeks. All units come with a laundry machine, smart HVAC units, a cooktop, a convection oven, a microwave, a refrigerator, and more. Once the ADU is complete, buyers can choose to move in or manage the ADU themselves or alternatively, they can work with United Dwelling to rent out the finished ADU. The buyer can select a tenant from United Dwelling’s list of applicants and immediately become a landlord to offset the cost of the ADU. If the buyer chooses this landlord option, United Dwelling acts as the property manager in exchange for 20% of the rent while utilities are sub-metered and paid for by the tenant. In this case, the buyer still retains full ownership of the ADU.
