These are only estimates and can vary a great deal based on geography, complexity of the site, and what finishes and other upgrades you choose. More information about how we calculate costs is here. Frequently Asked Questions About The Prefab and Modular Home Finder Tool

What is the best way to use the tool?

That’s up to you to decide, but we have found that most potential home buyers have a location, size of house (usually with respect to bedrooms or square feet), and price range in mind. We have built a tool that allows you to sort by these factors, so we would encourage you to use the filters as a way to narrow down your search.

Why did you choose to include the companies and houses you did?

We have done our best to only include plans from builders with good reputations. There are some builders that are probably excellent that we have yet to have a chance to evaluate or where we haven’t had a chance to build out thoughtful pricing estimates, and that is why they have not yet been included.

How do I learn more about the homes here?

How will this tool be improved going forward?

We are open to your suggestions, but at minimum, it is likely we will add the ability to search and filter by more features (e.g. levels of environmental friendliness, best fits for different types of lots, etc.) as well as have the cost estimates be more variable based on location. Location can have a strong effect on cost because shipping costs are significant in this industry and the cost of labor for site costs varies greatly by location.

Why does the tool say "BETA*”?

We think the tool has a lot of work and likely some inaccuracies (particularly for calculated costs in certain lower cost areas) and delivery areas for certain manufacturers as these things change and are nuanced. So while we think this is a helpful tool, please verify the results yourself as its still in development.
