Their designs feature a variety of styles, from more traditional colonial homes to sleek, modern designs. Though it is worth noting that all of their builds are fully custom.
When designing custom homes, Trillium Architects either bills buyers an hourly fee or charges them 3% of the final construction costs, which usually adds up to $15,000 to $30,000 for a custom-built home. Finished plans can be sent to builders for a construction estimate, at which point the builder takes over the process, including contacting manufacturers if a prefab home is desired; however, Trillium is willing to manage the entire project for an additional 15% of the construction cost. First, they create construction documents for permitting, bidding, and construction as they compile a comprehensive permit/construction package. Trillium Architects then helps buyers find a builder and analyze their bids. Trillium will even oversee the construction process. It’s worth noting that Trillium only takes on projects with estimated construction costs of at least $200,000. Many small ADUs, tiny homes, or other low-cost structures may not be feasible. While they don’t specialize in only prefab homes, some of their past buyers have opted to work with modular manufacturers to cut costs and speed up the build time.
